Showing Tips Every Buyer Should Know

It's time to get to the good part... Seeing HOMES!

Most showings last no more than 30 minutes. There's a lot of house to look at in a short window of time. Here are some things to think about as you explore the home!

  • Appearances can be deceiving, so go beyond the surface. You're buying a house, not touring a museum. Don't be afraid to knock on walls, look in closets and cabinets and investigate odd sounds and smells.

  • Some homeowners sink all their funds into the house itself, neglecting landscaping and other outside features. Upgrading the yard, garage, and home exterior can be just as expensive as indoor remodeling.

  • Some of the most costly items to repair/replace are roof, HVAC, hot water heater, and foundation. It never hurts to ask the age of the major systems and if foundation or roof work has been completed. Actually, I usually do this for you before submitting any offer. :)

  • Surprise!! You might be on video! Here's the deal - with all the smart home devices, ring doorbells, and yes..even baby monitors - you can NEVER be too careful! You think you are just expressing to your agent (me) that you think you'd be willing to pay full price because "it checks every box," but in reality, you just gave up all your negotiating power. Or my favorite, that horrible wallpaper was actually the current seller's favorite! Whoopsie! Yep, they're watching.

  • Don't forget to take notes as you are going through each property especially if you are seeing multiple houses in one day. What should you be notating? Don't worry! I've got you!
