The blue tape walk-through is a critical step in the new construction homebuying process. It's your last chance to ensure that your new home meets your expectations and that any necessary repairs or adjustments are made before closing. It’s also your opportunity to walk through the property with the builder or their representative to learn about your new home. Here's a guide to help you navigate the final walk-through process:

Why is the Final Walk-Through Important?

  • Quality Assurance: It's your last chance to verify that the construction and finishes meet the agreed-upon standards.

  • Identifying Issues: You can identify any potential problems or defects that need to be addressed before closing.

What to Bring to the Walk-Through:

  • Your Purchase Agreement: This document outlines the specific terms and conditions of the sale, including any agreed-upon upgrades or customizations. Don’t forget, if you had any subsequent design center appointments, those addendums have become part of the purchase agreement as well.

  • A Checklist: Create a checklist of items to inspect, such as appliances, fixtures, flooring, and walls. For my clients, I provide this for you. Also, if you have had a pre-closing home inspection, the inspector will check a lot of this for you.

  • A Camera or Smartphone: Take photos of any issues or defects you find.

    • Walls and Ceilings: Look for any cracks, water damage, or poor paint jobs.

    • Trim and Molding: Check for any gaps, cracks, or damage to trim and molding.

    • Doors and Windows: Ensure they open and close smoothly and that there are no drafts.

    • Cabinets and Countertops: Inspect for any damage, scratches, or imperfections.
